Invest my $100K in Orange County Real Estate or out of state Investment Property?

This would be my first ever piece of real estate and I would prefer not to occupy my first property. 
I say I'm starting out in real estate because, even though I knew the landscape before 2020, I feel so out of touch with real estate investing NOW.

@Anabel Uribe before you jump into real estate you should learn or get trained.  Check out some local meet-up groups in your area and network with like minded individuals.  You will find someone there who can truly help you make the best purchase and choice.
