This would be my first ever piece of real estate and I would prefer not to occupy my first property. 
I say I'm starting out in real estate because, even though I knew the landscape before 2020, I feel so out of touch with real estate investing NOW.

@Ben Kirchner have you considered a co-living space using Airbnb? This is something I recently started looking into and wondering if anyone else has experience doing this or if there even is an opportunity using airbnb? and positive ROI.

@Josh Smith check the tech startup scene, economic growth in general, areas near universities, popular airbnb locations—check airbnb website for research purposes. Just some ideas!

What strategies are you using to keep positive cash flow while using Airbnb, and how does your lender structure this loan if it’s not leased year round?

Example:

Maybe 10months on Airbnb and 2months rented Or 2months Airbnb and 10months rented

@Benjamin Kruah Benjamin, the answer I can provide you with is strictly based on my own personal research. I don’t do this for a living. What I can share is that I’ve found some interesting info on the state of Nebraska. Showing some strong economic growth in that area. This is considering new tech startups blossoming in that area. University of Nebraska is there too, good for rental properties. Might be worth looking into.

If you have about 20K to invest, and you're open to something outside of California that will give you more ROI. Average prices for SFR are $150- $280K This could be one option? I'd love to see what other investors are searching for when it comes to location down in the comments.
