Investing in Memphis

Hi everyone,

Im new to out of state investing and did some research to find Memphis has great opportunities. Im open to BRRR and turn key and currently have 24k for a DP. I would love to get a multifamily but I'm open to SFR. That being said this is what I have found through research and recommendations:

Zip-codes:

Best: 38114, 38111, 38107

Up and coming: 38109

Curious about: 38115, 38104, 38105, 38106

I also its a block by block situation.

Rent target:

$1000+

Tenants: 

Section 8


I would love to get advice from others as well as trusted contacts on the ground.

 Hey there, 

So if you are looking to invest, make sure you have a stellar PM person on the ground to handle your rental. Memphis is polluted with poor PM companies, so if you are going to have section 8 play in game make sure the PM knows what they are doing.

Also memphis is a street by street play, IE 38127 Fraiser is ok on one side of the street and two streets down its bars on the windows. So here is what I can tell you high level and 1% cash flow is possible here. 

  • Memphis (*Dont invest in 38002,38106,38108 iffy, 38109,38114,38126,38127 iffy) GOOD AREAS **38016,38018 38117,38118,38128,38133,38134,38135,38016 38111 University area is best!

    B Areas, better tenants:

    These areas are:

Bartlett (38134, 38133)

Cordova (38018, 38016)

East Memphis (38117)

South East Memphis (38125)

A little bit of a lower class area would be: 38122, 38111, 38116, 38141, 38115
