Thank you all. Yeah I was spoke with Rivertown PM and they said 38111 because its near the university is great but mentioned 38109 is changing because if out of state investors.

Hi everyone,

Im new to out of state investing and did some research to find Memphis has great opportunities. Im open to BRRR and turn key and currently have 24k for a DP. I would love to get a multifamily but I'm open to SFR. That being said this is what I have found through research and recommendations:

Zip-codes:

Best: 38114, 38111, 38107

Up and coming: 38109

Curious about: 38115, 38104, 38105, 38106

I also its a block by block situation.

Rent target:

$1000+

Tenants: 

Section 8
