New flipping investor first post

I am a new investor in the D.C area. I have cash ready for cash investments, i also have talked to a few lenders but want to expand my lender list, i have a friend who has done light remodels and i plan to do only cosmetic fixes (because i am a beginner), in regards to finding distressed properties, i have talked to an agent from bigger pockets but i still want more agents, i also search in classifieds, i am also in search of a title company (i need help) is there anything that i am missing please? and thank you.

Agents can usually refer you to a good title company that they trust. Definitely also attend meetups in the area to meet other investors, lenders, agents, etc.
