What state is this in?

 He seems to be the next door neighbor but he doesn't have a right to be there

Hey guys,

I've been working on a flip for a while and we're almost done with the project with only final items remaining. Our next door neighbor is deceased, according to property records and we always thought the property is vacant but someone showed up and started throwing bricks at the new sliding door we installed, my workers heard the loud noise and went to check and they claim to see a weapon on his hand and fled the property. 

He then Entered through the open door and kept on screaming "come to the door" and went inside and started walking the property while smoking. 

i immediately called the police and they came within 2 minutes and gave him just a warning and left. They told me they'll arrest him if he trespassed again. He immediately came back and started throwing large tree branches and other stuff on to my deck. 

i called the police a second time and they came and arrested him and gave me the report number.

i have a security camera video of him throwing the brick, walking in and out of my property, screaming, and throwing the branches.

what do i do to protect my workers and not lose my investment. Is there anyone that has had the same experience, even remotely?

Have you talked to the agent that sold you your first deal? Using existing relationships as leverage would be a great way to get deals. If your agent has off-market listings, perhaps they could show it to you now that you've established a relationship and have bought a deal. On market deals are tough, but there are great deals on the MLS and you also do not have to offer what is listed - if you see a property that works out with a lower offer price, you can simply put in an offer. At some point an offer will be accepted.

Off-market deals can get you great deals at discount, but it's not easy. This is really Valuable, thank you so much for the advice. Do you recommend any wholesaler that operates in the DMV area, or any nationwide company that's trustworthy. Also, where exactly do i look for REO deals?

I am looking to purchase my second flip and i am having trouble finding deals worth investing into on the MLS.

on my first investment i made the mistake of buying a property that was on market price without considering the distress of the property. I knew it was not a really great deal but for my first property my goal was to learn as much as i can and atleast break even. 

my question is now that i know that MLS deals are hard to find and the ones you find are taken on the spot by bigger fish, where do you source your deals? Can you please enlighten a fellow flipper(beginner)

I am having the same problem in Washington DC. all the agents have said they can't find insurers.

I decided to jump into the flipping business and chose to do it full-time. I have bought a property and picked my whole team but i always find myself idle most days. What do you recommend i do to scale my business and keep myself super busy

Do what your architect says

You need to test for lead paint and typically other hazardous materials such as asbestos and hot mastics.

Even though you are removing it, if it’s hot it needs to be handled differently (and cost a lot more money) because it’s hazardous material and you just cannot remove it and throw it in the dumpster

 Should i contact an asbestos company and will they be able to do the lead painting too or should i contact different companies for each? 

I filed for a demolition permit for my 1913 townhouse in D.C and i just got the response that a lead permit maybe required. the comments also state that i should fill an environmental review questionnaire and upload pictures of the house. My architect told me to get a contractor to test if there is lead based paint and get certification or state if they will treat it. but i am gutting the whole interior and i'll be changing the paint either way. is there anything i could do, or you can recommend? Thanks
