Buying my first Short-Term rental, any tips please?

Hi guys, 

Been a BiggerPockets supporter for years, and I'm finally getting my first Short-Term rental (Condo on the beach). Do any pros have tips for me?

I want to have a couple of questions lined up for the agent and wanted to see if you guys have any advice for unforeseen bumps in the road ahead.

Also, if you guys have a step-by-step you follow, or like a checklist when purchasing a property for Airbnb? Or tips on being a good host?

Awesome! I recommend you make a list of minimal rules for your guest to ensure your property is kept in proper condition such as "don't leave windows open with the A/C running". Also provide essentials for your guests such as dishes, dish soap, sponges, hand soap, paper towels, toilet paper, towels for the shower, and other cleaning supplies. Also maintain excellent communication with guests throughout the stay answering any questions or concerns that may arise. Best of luck!
