What did you find to be the biggest challenge when starting out in real estate? On both the investment side and or the sales side?

For me it was building a strong personal financial foundation.
For me, real estate is an investment, rather than a full-time business. I make my money from my job, and invest it for the long-term in real estate.
To do that responsibly, I had to hustle for a full-year, just to save my first $20,000 and use that to purchase a house-hack with 5% down ($240,000 purchase price back in 2014).
Compared to that, spending ~500 hours listening to podcasts, networking, learning about the city, analyzing deals, and other self-education was easy. The financial position of strength is the real grind, for me!
