I have a deal on the line for 170k purchase, 195k resale, 362k ARV. My issue is that I don't have the personal funds to submit a 5k EMD. Are there any tips or ways to solve this problem?? I really don't want to lose this deal!

How do you currently plan on paying the down payment and closing costs? EMD comes out of those costs once the property closes.
