I have a property under contract and am planning to wholesale and double close. I'm still looking for an end buyer but want to make sure I understand the process before I submit EMD..

Once I have an end buyer, their non refundable deposit will replace my EMD, and my EMD will be refunded to me.

Let’s say I don’t find an end buyer and terminate the agent’s agreement  before the end of the inspection period.. according to the contract my deposit will be refunded. Will there be any fees associated with title company??

can anyone tell me if they've experienced this before.. or if this is common.. so I am getting a property under contract, great. I review and sign the agent's contract and it appeared to be signed by all other parties. I asked the agent if the property is now fully under contract so that I can prepare to submit EMD. She says no she's still waiting on the seller to accept the offer 🤔

I thought it was accepted.. his signature is on the contract (although it was backdated a month). I’ve gotten all my ducks in line and the property is still on market for anyone to continue making offers on.. is this unusual?? What do you think is going on?? It’s been 3.5 days (and counting) since I’ve signed. I think it’s suspicious but I’m also not a realtor and am new to wholesaling.

I've come across a property that the seller is motivated to sell, but I can't find any comps. What do you do in this situation? How can I still find the MAO?

When doing a pre-foreclosure deal, how do you handle the previous owners moving out? Is it common to allow a few days for them to move out after the deal has closed? What clause should be added to the contract?

I have a deal on the line for 170k purchase, 195k resale, 362k ARV. My issue is that I don't have the personal funds to submit a 5k EMD. Are there any tips or ways to solve this problem?? I really don't want to lose this deal!

There is a duplex property that I'm interested in purchasing to wholesale (double close transaction). What happens to the tenants in this process? What happens to the contracts the tenants have in place with the current owner? What will the end buyer need to do in relation to the tenants occupying their newly acquired property? Thank you so much for any help.
