New investor from Asia
Hi all!
Im new to BP and gosh i didnt know such an amazing forum existed in the world! I must have lived under the rock. Anyway, i am from ASIA and looking to invest in properties for cashflow in US.
Currently looking at cleveland ohio B class properties as the entry barrier is easier for me. Im trying to hunt for other good locations with a booming population, and with an improving economy. However i am not from the US and the area is huge for me to explore so im currently narrowing it down to midwest.
I have currently about 250k cash on hand looking to invest and my question is : Many areas have already soared and prices have went up expotentially. Are there any nice untapped markets which has potential and i can take a look at? And an area which will provide a nice cashflow with my budget.
I have done abit of research on my end but i keep skipping from cities to cities not knowing where i should concentrate on.
For cleveland i will be hiring holton wise to manage my property and also to introduce me potentially nice/safer deals. Looking for another property elsewhere for me to venture into. I do not want all properties to be under the same city because this is my first time and i am hoping i can spread risk and at the same time learn more about different markets.

Welcome to BP! I am originally from Asia as well (now living in Hawaii). Since it is very difficult to invest in my own market (SF median price is now 1M here), I decided to become a long distance landlady thru a turn key company. I wanted to regionally diversify my portfolio so I am trying to buy property in each of the markets that my TK target (IN, TN, OK, FL, and etc.). Once I have a property in all the markets that they invest in, I plan to add one more to each state, but in a different city. That's my plan. I have been a hands off investor for the last 7.5 years and I enjoy having free time while I still get to enjoy all the benefits of real estate investing. Good luck with your journey!

My greatest advice is thoroughly check out anyone or company you will be working with, and check out multiple before making a decision. This is always important, but is of utmost importance when investing from a distance where trust is your biggest necessity.

As for investing in Ohio (Cleveland specifically), you say in your criteria that you want a "good location with a booming population, and with an improving economy" that really doesn't describe Cleveland. Cleveland is such a good investor city because of it's relatively cheap houses for good cash flow, but it is far from booming. If you haven't looked at Columbus, I highly suggest you do, as it sounds like it may be more in-line with your goals. I don't want to turn you off from Cleveland too much though! It still has some of the best cashflow per dollar in the country in a larger city, and 250k can take you further here than mostly anywhere. If you're going to invest in Cleveland then you'll need to be specific where you buy if you're searching for a chance at appreciation (which is what it sounds like you are with your criteria). Cleveland has been great for cash flow in Ohio. Columbus Ohio has less upfront cash flow but is predicted to have more appreciation in the long term than other cities.
