I am looking for a recommendation on PM that manages in Moore, OK. If you have any personal experiences with anyone in the area, I would greatly appreciate your input. Just to clarify, I am not interested in advertisements by companies - I am just looking for people who don't mind sharing their personal experiences. Thank you in advance!

Post: Tenant interested in installing storm shelter

My husband and I purchased a rental in OK about a year ago and the tenants are asking if we would allow them to install a storm shelter (the house does not have any). They are also wondering if we would pay full or partial amount of the fee associated with the installation, if we did allow them. They just renewed the lease for another year and they keep the house nice and tidy. I wanted to see what folks here would do in this kind of situation.  I know a house with a storm shelter rents for more.

I am from Honolulu, Hawaii where housing prices are crazy expensive just like some parts in CA. I invest in Avon, IN, Moore, OK, and Cordova, TN and all of the rentals are cash flowing nicely.

Aloha Dustin,

I am also from Honolulu, Hawaii and have been investing in real estate as out of state landlady for the last 7.5 yrs. Are you looking to invest locally or outside?

Quote from @Lane Aakhus:

Aloha Kiana!  Every time I drive around the Hau'ula area I see a a bunch of homes in very nice areas next to the ocean that have a lot of deferred maintenance.  You may want to start with your area and find out who the owners are (skip tracing, tax records, post cards, knock on the door, etc.) and see if any of them are for sale or would consider selling. You never know what the story is behind these properties.  It seems to me that the right owner could turn these properties into great investments.  Finding an opportunity opens a lot of doors in terms of finding partners to work with.  Just an idea...

 Hi Lane,

Do you invest in Hauula? I know a lot of people who live there and they are facing a serious sea level rise issue. Some are trying to get out of the market before it is unsellable.

Aloha Kiana,

Welcome to PB ohana! I am from Oahu as well and have been investing out of state. I would love to buy some rentals here as well after I build my mainland portfolio. Do you know which area in Hawaii you are interested in investing? Do you have a team?

I am too an OOS investor and invest in IN, TN (Cordova), and OK thru my turn key company. They are performing well and I love being a hands off investor because I can focus on other things in my life. I know each turn key is different, but the company I use has a very unique method and I really love it. Without them, I do not think I would have been able to purchase any of our rentals since Honolulu, the area we live in, are out of reach for us.

Thanks for your reply! Which company did you end up working with? I’m in similar situation as we too live in a HCOL area

I have been using Done for You Real Estate in Utah (I have never visited their office. Everything is done online or via phone) for 7.5 years. I truly love them and if you read their online reviews, you will see I am only one of many members who are very happy with their service. If you did decide to reach out to them, I would suggest that you would request the same account manager as mine as not all are equal. I have had about 4 in the past and my current AM is amazing and made all the difference. If you want more info, feel free to DM me.

There is another type of turn key provider - find a deal and sell it to you w/o fixing it. They have a team which can help you do all the rehab after you purchased. Less tax and you can write off when filing taxes. This is the kind of turn key we have been using for the last 7.5 yrs and have been happy with the result.
