How to Protect Real Estate Investments from War or Nuclear Threats?
I’ve been researching how to safeguard my rental properties in case of a major war or even a nuclear event. I couldn’t find any insurance companies that cover war-related damages, including nuclear threats.
If such a worst-case scenario were to happen and a property gets destroyed, would I still be on the hook for the mortgage loan? Is there any strategy or financial product that can help mitigate that kind of risk?
I’m currently in a position to expand my rental portfolio, but this uncertainty is making me hesitate. How do seasoned investors manage or plan for these extreme risks?

If the US gets nuked or invaded your properties will be the last of the concern. I would not get anxious over that, focus on building your portfolio and making smart investments
