Can those of you who are investors that have property management companies tell me why you chose to use one? Doing some research and would love your insights?If you chose not to, then tell me why?

Has anyone heard of or used the EnviroTabs (http://www.envirotabs.com/) which claim to to a whole lot - from increasing the MPG by 18% to reducing emissions?
Sounds too good to be true - maybe it is?..
