I am trying to determine if I should do a new home construction or a fix and flip on a vacant distressed property. What are some pros and cons of doing a new home construction opposed to a traditional fix and flip?

probably a loaded question, but how do you guys deal with mold when it's 1) on the sheetrock and 2) all over the joists and other basement "fixtures"? thank you
