Single-family residence other investment.

Purchase price: $285,000
Cash invested: $35,000

Great STR property, 3 bed 2 bath with swimming pool located just outside of heavily tourist town with limited STR's in place. Quiet Private with plenty of parking

What made you interested in investing in this type of deal?

Consistent income

How did you find this deal and how did you negotiate it?

It was listed on local MLS, but had to "jump" quickly as it sold in 5 days in multiple offer situation.

How did you finance this deal?

10% down with paying off MI upfront.

How did you add value to the deal?

Supply and demand made this great investment quick, location and proximity made this better buy.

What was the outcome?

STR capable of producing great NOI and super cap rate.
