I’m a new investor and, just like everyone else, am looking for motivated sellers. Is it worth investigating in a monthly subscription? If so, any suggestions as to which one? 

I am able to put 20% down on a 100k property and use 80% as hard money. Would it be relatively easy to get the 80k refinanced within 3 months? Most comps in the area are selling for $120-130k. 

The house is in a non appreciating area....section 8 renters will be my tenants.  Not sure if the numbers will allow me to refinance enough  cash out for another project.  At 10,500 purchase price cash from my pocket....
