Why don't you have one? lol I'm about to get started flipping when I move back to Chicago and I couldn't imagine losing 5-6% on every house I flip. Is there something I'm missing?

So far, the PM I'm using has been doing a good job. At what point should I ask my PM for a discount due to the number of my units they manage? Is it a unit count or an dollar amount they bill to me?
