What is everyone using to find motivated seller leads?  

My agent says her broker wont let her provide me a list of unexpired listings from the MLS because it would be "unethical". Anyone have similar problem? is he just BSing me?

Can anybody advise where to obtain expired listings - OTHER THAN from RE AGENTS? The one's I have contacted do not seem to be too enthusiastic in offering any.
