This might be a dumb question but once you bought rental property what are some good ways to get the word out there to get those rental filled?

Are the Bigger Pockets leases available in editable form (like Word)?  Wondering if I purchase a lease from BP, can I make edits to suit special needs of an individual situation/tenant/property over time.Thanks!
