Has anyone tried to buy the note from the lender during the redemption period? It would seem in certain circumstances that it would make sense. The biggest problem I see is that you can't see the house first.

Why do syndication sponsors go to all the trouble of working with LPs to incrementally raise funds? Why don't they just develop a relationship with a bank (or banks)? Wouldn't it be easier?
