What's a good formula to use when figuring the ARV of properties?

Hey guys, how do you determine if you are purchasing a duplex for a solid price? Does the 1% rule apply here or is it a different calculation?-Melanie

Do you factor in the 1% rule for initial asking price or for the ARV amount to predict cash flow?Does cash out refinancing 70-75% play into the 1% rule?confused newbie
