This is probably a stupid question but I'll ask any way. If I have to pay back the loan in 5 years what is the meaning of the 30 year Amortization of the loan and why are certain loans structured this way?

Do you have a template on how you give a homeowner multiple scenarios to purchase their house? Ex. 1- full cash, 2- partial down payment with monthly payment, 3- another down payment with monthly payments.
