STR investors, what are some methods or strategies you have used to increase the number of bookings for your property? What have you found most successful in this process?

Recently get a triplex and the city said it will cost 10k to add two water meters. Even at $100/month for water that would take me 8.3years to break even. Is it worth it or am I missing something?

Is it feasible or even possible to split the gas service for a duplex? I see that electric service is commonly split so each tenant can be responsible for the bills.
