Lease options I know is a way to control property with minimal capital. But there is a no such thing as "no money down" real estate investing.

How much capital do you like to have before doing a deal?

I’ve heard that for non covered every 4-5 years and for covered 6-7. That sound right? Curious what others due in terms of frequency of checking decks for loose nails, damaged plans etc as well.
