As a landlord what do you guys use to receive payment. Any apps websites that are user friendly for tenants and landord?

Is anyone using Lemonade as their insurance provider? Curious on if the rates are actually better and if it works well with investment properties in New Jersey, New York, Pennsylvania, etc.
