Its a tough subject because logically, they are joint and several guarantys so rationally a 100% guaranty from each of two people (one 740 one 680 for example) is ALWAYS going to be better than just one 100% guaranty from someone at 740 (so it wouldn't make sense to have a better rate for the latter)The problem is that there is fraud and "straw borrowers" out there where someone who is not involved in the property signs on to boost score and terms - so many DSCR Lenders in response either do the "non-rational" thing and price to the lower to avoid the fraud or use the higher of the two (and either be a little loose with things or just stay vigilant on any funny business)

@Tyler JahnkeWell dang, Congrats on 2 purchases all within a few months apart, are you all in cash on both properties or financed on 1.86k for a 1k rental seems good, after a few rehab would still beat the 1% rule.I've tried to direct commenters on MI's Youtube channel to check out BP Morris Invest, but I think the comments get removed lol.Anyways stay vigilant and seems you've got past some of those rough patches.

We (mods) will have a trainload of spammers, and all of us are doing double-time clearing things off, and all of a sudden it will get real quiet and we can go back to doing things that are usually more fun like posting and reading threads, which doesn't mean we become complacent but does mean maybe we're not as vigilant as usual.
