All in one loan

Hi everyone! Question for you - does anyone have any thoughts on all in one loans? They sound great so trying to figure out what the real downside is and why investors don't always go this route?

  1. The only downside I can see for them is that these loans can be riskier for some borrowers. Since the account is linked to your mortgage, overspending can increase mortgage balances instead of paying them down. Financial discipline is essential.
