This would defeat the triple tax savings @Kaaren Hall described above.

They offer SFRs across the country (1031 eligible) that are fully triple net lease - meaning there's no costs to the homeowner, no vacancy liability, no unexpected repairs and maintenance, NOTHING.

It's a nice touch if you can line up crown molding to meet ceiling.

That's easy compared to trying to fight and erroneous $13k water bill (a real issue we had) or an insurance policy tripling (that too).

Since then, my cabins have tripled in value - worth easily $800K or more, and have produced $696,XXX in rents.  

Turning over management via a triple net lease is a great way to lock in superior cash flow thru a 15%+ long term lease.

I am looking for any recommendations on how to properly scale this idea over the first few years conservatively and not wanting to over use leverage and debt by starting small in duplex and being open to triple/quadplex in the future if the right opportunity presents itself.

I’d rather double, triple or quadruple my cash flow by putting that equity to use and leveraging my way to wealth.
