Demographics is destiny.Florence, AL is turning around its aging problem through new transplants while Huntsville, AL is trying to stem the new development because there's too much housing and jobs here and not enough infrastructure when it comes to schools, healthcare, etc.

I think you nailed it- the market was reacting to the influx of jobs, which likely comes with transplants looking for housing.

I like to describe it as a transplant from one firm to another.

I also meet alot of people in my line(s) of work and this seems to check out in my conversations with them, this includes natives, recent transplants, old transplants, every age group and race.

These are 11 months since transplanted, from about 10 inches tall.
