I took my thrashing as you know in 2020 I do know some of my clients that sell turnkey have been keeping the houses and doing BRRRR instead of selling them to investors that part of the market has slowed signficantly for many in that industry.

If it's solid wood, it can be sanded numerous times.....a recent rehab where the floor was thrashed got 3 heavy re-sands, ended up being one of the most beautiful floors anyone had ever seen.Also, I would look at jacking up the center floor a bit while you're at it.

I am not evicting them because they are still paying the rent but I don't want to continue leasing to them come Oct 1.If I give them notice of non renewal long before the lease expires, they will get angry and thrash the place.
