If you're a one-man army, let some of this automated technology do the heavy lifting so you can be the problem solver for that motivated seller. 

My suggestion is to communicate being a "problem solver" vs a 1-trick pony like every wholesaler mailing "all cash, quick close" cards or realtors sending out "just listed or just sold" postcards trying to attract a listing.

I tried to build up a relationship by making myself the problem solver but the house condition is rough.

Be a problem solver.
