I did hire a VA to cold call like 12,000 people and it was useless.

Probably every dialer company has lists they can sell you.I think it is better to call yourself vs using cold callers. 

Well, not so much. 

Most also work off of call lists that are incredibly outdated, so anything you do today likely won't have an impact for a while....I received a call from an idiot on Tuesday wanting to know if I would sell a piece of land.

I’d be careful with outbound AI cold calling due to regulations.

So if it takes 10,000 calls to get one closed deal  that's $4k per deal which would still be worth it.

Are there still deals to be found by a new solo investor in LA?  It seems most off market deals I've found have been from larger acquisition groups.  Is it true that marketing and advertising to find motivated sellers...
