Conventional I'd argue it doesn't make sense to refinance in most cases unless you qualify for subsidized rates through some sort of program.

Good morning, I'm a young investor looking for some advice on what an experienced investor would do if they were in the same position as myself in regards to doing a cash out refinance a year before I'm set for renewal. 

I am looking to refinance a 3-unit mixed-use facility (one-third commercial, two-thirds residential) in rural Upstate NY. 

They will allow you to tap into the equity without having to refinance the existing low-rate first lien.
