I’m curious, what’s been the biggest hurdle for you when it comes to securing funding for your real estate projects?

I have read the BP book on long distance real estate investing, and I even contemplated buying my first house in a different state, but we ended up buying a primary place of residence here.It would be great to talk to some people who also live abroad and hear how they got started, where to start (choosing a state while avoiding state taxes, what resources to use, if they visit the area they are investing in first, etc.).

Joliet brings its own set of problems with the additional restrictions the city has been adding as well as the difficulties of working with the southern Joliet water district.  

I am having difficulty finding a lender who can match a loan type as the single family seems to be complicating things.

I am breaking into real estate investing and have extensive experience in condo / townhome law and association laws.

Difficulty in getting a second loan?

I am hoping for a DSCR loan, however I am having difficulty locating a lender willing to lend on a rural mixed-use property. 

I have always been pretty focused in my real estate endeavors, but I will say in the past I have been over zealous which can be just as dangerous.

Did lender give you any difficulty adding the ADU.Is your lot zoned R18?
