Typically when you see "cash only" the agent doesn't believe the property can pass a home inspection which isn't relevant for construction loans in most instances and there are plenty of banks, hard money lenders etc. who offer construction financing on distressed buildings.

Since i don't know who flipped the switch, i am planning to pass on the cost to them both equally ($180 total)Let me know if anyone has a comment on that, but i do trust my gut when i comes to tenants and their issues, knew this one didn't pass a smell test.Why is there a switch for the boiler in a hallway?

@Shawn Tuma & @Chris KayVery difficult in today's market to cashflow putting 0% down:(5-10 years ago it was possible, but prices have increased faster than rents.Your best bet is to find a property that needs work, but will still pass a VA appraisal/inspection.
