Not the greatest, but it's a starting point and should give you a basic number to move forward from.I would also recommend talking to John Nguyen with Procura Mortgage, he has quoted pretty good numbers for a refi for me before, let me know if I should message his contact info over to you.

John Nguyen at Procura Mortgage was able to do 4.125% on a non-owner occupied, pretty sure he'd easily be able to get down to the 3.5% range for owner-occupied.

These areas are more expensive, but I don't foresee them declining in value as rapid as some other places.

Most banks at least here in the midwest, from my experience, do not like to revalue properties in too rapid a succession after purchasing once you originate a loan, even if you renovate.
