John Nguyen at Procura Mortgage was able to do 4.125% on a non-owner occupied, pretty sure he'd easily be able to get down to the 3.5% range for owner-occupied.

These areas are more expensive, but I don't foresee them declining in value as rapid as some other places.

Most banks at least here in the midwest, from my experience, do not like to revalue properties in too rapid a succession after purchasing once you originate a loan, even if you renovate.

Not that prices won't increase anymore but not at as rapid a pace as they have recently.My Ohio properties appreciated 9% in 2020.
