As for their timeframe to procur a tenants, a lot that time will be dictated on what you buy, where you buy and cost of rent.  

Not the greatest, but it's a starting point and should give you a basic number to move forward from.I would also recommend talking to John Nguyen with Procura Mortgage, he has quoted pretty good numbers for a refi for me before, let me know if I should message his contact info over to you.

John Nguyen at Procura Mortgage was able to do 4.125% on a non-owner occupied, pretty sure he'd easily be able to get down to the 3.5% range for owner-occupied.

These areas are more expensive, but I don't foresee them declining in value as rapid as some other places. 

Most banks at least here in the midwest, from my experience, do not like to revalue properties in too rapid a succession after purchasing once you originate a loan, even if you renovate.

Hi Kayla,I have one rental in Rapid, a 2/1 SFH in the good part of town.

I am an investor in Cincinnati and own 7 SFR down here and plan to grow as rapid as possible.  

Not that prices won't increase anymore but not at as rapid a pace as they have recently.My Ohio properties appreciated 9% in 2020.
