Syndications start off with a lot of unspoken ifs… if we can force appreciation, if variable rates don’t go up, if no unexpected surprises as to the estimates we based our proposal on, etc.To me, the biggest flaw in the single point IRR analysis is to ignore the risk of being a passenger on the bus with a syndication in the first place.

Regional hospital in Denison, Two huge casinos in Oklahoma and a number of smaller ones, Four TI chip plants under construction, and they already have a plant there now, but not sure what it makes, Tyson foods factory (I think chicken), airport that I would think gets some cargo service (but no passenger service yet).

He knew what he was supposed to do but had not coached his passengers (he was getting pulled over for like 10 people in a Prius - as I indicated previously they usually have some slightly legit premise for first making contact but in Baja you regularly see cars filled beyond capacity with people).

(I have not signed and returned a copy to the tenants) Within the past week or so while renovating the vacant unit, Ive noticed an unusually high amount of activity pertaining to one of the occupied units i.e. vehicles stopping at the property for short periods of time, the tenant leaving as a passenger in a vehicle, then returing on foot, different people coming and going on foot.
