I would look in the smaller markets in the outer band of RTP.

You can probably find some around DFW in some of the outer cities for around $250,000, so 1031 the ones with the most equity into more properties with chances for more appreciation.One thing I would suggest is not to buy NEW from the big production builders. 

Past few years there's been more expansion and development in the outer areas like Queen Creek, but those areas have appreciated even more than phoenix/scottsdale. 

A borrower really needs to have at least some "skin in the game" to make lenders feel comfortable.

Several ways to skin that cat  ;)    With the DSCR lender, you could close directly in your LLC and it would not report to credit.

GP's typically have to put skin on the game.

The outer boroughs—Bronx, parts of Queens, maybe Staten Island—are where people tend to have the most success, usually with multi-families.

So I require skin in the game (average is 5% to 15%) to offset this.

It is nicer to use than a regular chlorine hot tub especially on your skin but I don't know if the maintenance is any better or worse, personally.

The amount of downpayment requirement insures buyers having "skin in the game".
