Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else). 

Is anyone investing in or near this area that can give me any insight to the market? 

I have a property I’m looking at in Missouri that’s about 1,400sqft, and not sure the difference between a Cash and a Novation offer. 

You will never know the right number until you have a chance to inspect and get contractor bids, which will typically happen after an offer is accepted. 

I will say anyone offering this should be giving you all the pros and risks of the flint marketplace.
