wrong market wrong agent. if you have to post 6 paragraphs asking for advice on a realtor the problem is the realtor. if you are looking up comparable sales for your realtor you are with the wrong realtor. saying you are newer too and asking about if it's normal also shows you should get with someone with more experience. a lot of people joke about columbus ohio and how many agents there are in the market active on here but at the same time that gives you a lot of options. depending on your liquidity and funds I'd look around.

It needs to be replaced11) A lot of wall patching12) They cracked or broke the glass ceiling fan light bulb cover13) Installed shower rod is rusted and has to be replaced14) The place is filthy15) They took with them both the ring cameras and ring doorbell (not theirs)I have the before pictures from 2021 and it looks like a hurricane came through.

IT looks good and has a reason....you can get fancy and use glass tile for an even bigger pop....I think $500 is high....way high.
