I’ve seen investors succeed by negotiating master leases with nonprofits, which locks in rent payments regardless of occupancy.

While considering which of these two offers I would pursue, I received a call from a broker saying he had a church client that would like to make an offer and would use the facilities for offices associated with its non profit divisions and the bedrooms for spousal abuse victims shelter.

If a qualified nonprofit builds the ADU, it can be sold separately from the main home.

One unit passed immediately, the other unit they asked me to professionally clean the carpets.Slow on the paperwork side, but for both tenants, I can see them staying for many years.Depending on the state, they may have a one time incentive bonus to sign up. 

We sign leases with nonprofit and for profit companies who provide structure and services to people in recovery.

I would set the cleaning fee for at least what it costs If you feel the cleaning fee is high get some other quotes 

Does anyone have reputable recommendations for handymen or cleaning companies in the area?

Then focus on finding professional vendors that can clean/repair, as necessary.
