As time went on, prices came down because buyers saw the challenges with rebuilding--trade labor, insurability, not knowing what will be built on adjacent lots (like one lot where the owner built a house that looked like a concrete mushroom and that devalued the adjacent new construction homes built to more conforming architecture), and so on.The weakness with moratoriums such as these is that it is now illegal to offer less than FMV as of 1/6/25--but what was FMV on 1/6/25?

There were temporary support beams in the basement along with enough moisture to actually grow mushrooms in the basement crevices!

Then there was the peyote church leader who seemed really nice and cool at first but then started growing mushrooms and peyote in his closet, and when I went out of town he hosted all night bonfire peyote parties in the yard playing bongos all night, then stabbed another house mate who came home hammered drunk and asked the peyote church parishioners to be quiet at 4am or so and they both ended up in jail and I had to evict them both while they were in jail.

For example one big row of 15 units isn't optimal but if I want to break them up I would have to have 20' between blocks, which would kill yield.Instead of waiting for them to modernize their multi-family regs (at least a year out, maybe two) or sucking it up and living with the costs as things stand, I could instead do 5 "triplexes" of single-family + 2 ADUs and bypass some restrictions (only 5' setbacks between blocks, 1 parking space per ADU unit instead of 1.75, etc.).But I'm concerned that Seattle builders may quickly move away from this strategy as HB1110 will (in Seattle and many other larger cities/counties, but not mine) soon enable sixplex townhouses in pretty much all the areas where the condo-ized ADU strategy has been mushrooming

I think just about anywhere in northern MI is going to be at least fair to good for STR as there's mushroom hunters in the spring, summer vacationers, fall colors and deer hunters and winter sports.
