We have installed an electric sub meter in our shopping center in El Centro California we need a company to generate the monthly electric bill for each tenant (there are two ) and collect the payments thank you Robert Azimi 

The bill would restrict self-storage facilities from raising rent more than once every three months.

Property owners get an annual update on their SEV & Taxable Values with their city property tax bill, typically sent in December.So now, the city assessor tracks the SEV, but homeowners are taxed based upon the capped Taxable Value.

Then, the last few months I find the electric bills to be exorbitant, like 3-4X normal.

So I give the bill to my PM and they bill the tenant and they reimburses me.

But to date, I've just set my rents at a rate that accounts for me having to pay the water bill - and informed the residents that each year I'll increase the rent based upon my expenses (including water), so keeping the bill down helps me to help them.But one problem this could cause is if increasing the rent to cover the water bill then places your rent above the market rate.

I like the suggestions above of 2 payments for rent, 1 on the 15th of the prior month and the 2n on the 1st of the current month.

I'm from Illinois and am itching to do my 1st real estate investment but not sure how a newbie like myself can finance a property without using my own money especially when it comes to paying for inspections, appraisals, earnest money, monthly interest and monthly bills, etc
