first car wash purchase

Want to acquire a self-car wash within Dallas Texas area. Was wondering if anyone knows a guy/girl that can't help me acquire sed property off market for a better price. Any information would be appreciated.

Do you want to take this down yourself? or if you are an accredited investor participate in a syndication.  Even if they're off market doesn't mean better pricing, they may not be on Crexi or LoopNet, but if they're for sale, they're being marketed.  What price range do you want to be in if you're going to take it down yourself.

I wonder how all these deals will turn out. Seems like there for a while I was getting a pitch a week or so.  Maybe down to once a month now.  Seems like there are way too many being build with big dreams of subscription models.  Seems like many of the apartment syndicators moved to ATMs, then Car Washes, now pitching Oil and Gas Drilling programs.

Who can comment if these are hitting their numbers?
My guess is if you can make the interest rates work, there will be dozens of these available in about 2-3 years when the loans start maturing.
