Once you have the water turned off, you can loosen the connection at the water meter and let all of the water out.

We have recently loosened our cancellation policies on most properties to remain competitive. 

Denver just loosened most of their restrictions around ADU's also but they still have to have a foundation.  

So until supply loosens buyers will be forced to get creative and pay up.I don’t think it’s the overall crazy demand like you’ve seen in single families driving up prices- there is just literally almost zero double inventory.I did three doubles last year and still shocked I picked them up at decent prices in Lakewood.

Loosening some of that up or at least streamlining the process and hiring more people in those departments so that it doesn't take a year to get a building permit would be better than wasting time trying to convert unbuildable federal land into new housing developments.

Furthermore, when you chase yields and try to hit 1%, you typically start loosening your investment criteria to chase that yield. 

I've loosened my cancellation policies, my rates are consistent across channels, I have all 5 star reviews and for now, I'm still a Premier host.  

Who thinks it is time to review and loosen the meth rules?

Some of our initial baseline, no-go, criteria when we first listed were: 600+ credit score, no evictions, no bankruptcy, and income 3x rent... however, after finding that very few interested parties were eligible to even "enter a review phase" of landlord verifications etc, we loosened up a bit and went to an objective scoring model that I tweaked from a few ideas obtained after speaking to both rental professionals in my local area and some on this forum.
