We want to find a lawyer to draft a letter to the HOA.

I plan on mailing the letter certified and I wanted to know do landlords also call the tenant as a courtesy to let them know about the letter. 

This reduces our personal risk while allowing pass through P&L for the various activities.

I wanted to see if there were any recommendations on good management companies, and ones to avoid.Did a bit of research on my own and came across R&L property management.

The reason l'm looking into the Greater Boston are is because l'm from around the area(Belmont, MA specifically) and New London is relatively cheaper to get started compared to Boston from what l have seen. 

Send the letter ASAP, say Monday so there’s no time limit problems.

I would continue to put offers out, continue sending letters, doing calls and networking. 3,000 letters with a 2% response rate is not bad but you have to do volume with letters, most people that do that strategy are sending out a ton of letters.

Just ran my 1st REIPrintMail campaign and mailed out 1300 check offer letters.
