Pricing Range as of Mar 2022: Best multi-family (2-4) units are located in either Muscogee County, GA or Eastern Lee County, AL. Prices generally start at about $40,000 (needing repairs) and up to $480,000 for 2-4 unit investment properties. Prices for single family investment properties range from $20,000 (needing repairs) up to about $300,000. Generally, the best single family residential investments are 3 bedrooms, 2 baths in the plus or minus $150,000 range. Competition is keen for multi family and nice single family investment properties at this time. Currently it is very hard to find $100 cash flow per door in the area. I have a Team Member, Michelle Fields with over 7 years of experience in residential sales. She is licensed in Alabama more specifically the Phenix City, Salem and Fort Mitchell areas as well as others. Again limited investment properties are available.
