You must also consider ceiling height and window size as it pertains to bedroom egress, this is separate in terms of livable space. 

Today’s buyers want spaces that flow naturally and maintain functionality.

You said good and GREAT in the first sentence, but those don't go with unpermitted kitchens so you are trying to convince yourself it's good, but it's not.

I understand you don't need a lot of space, but you are paying someone else's mortgage.I would start with a fixer-upper investment, up to four units.

It's a good sized house (3000 sf) for the number of bedrooms (4), especially since it doesn't waste space on hallways and things like that.
