We also can't have renters dealing with the humidifiers as it is a mold problem/foundation issue if it isn't taken care of.We are taking pictures and videos of everything, we have multiple professionals that have documented everything (and told us to lawyer up) and have neighbors that we have already had agree to discuss their  drainage problems when we get a lawyer.

Stop the leaks, install window vents and or humidifier I have done dozens of jobs like this. 

Tenant maintenance includes changing the HVAC system filters, batteries, trash cans, electric light bulbs, fuses, resetting circuit breakers, cleaning of appliances, as well as window air conditioning units, humidifiers, and de-humidifiers, or any other services not specifically listed as supplied in this Lease Agreement at Tenant’s expense.

Running humidifiers inside or water leaks are very often the cause. 

Tenant did not do anything to help mitigate mold growth, actually ran a humidifier.

Eric, to me the maintenance of a humidifier is very low on the importance factor compared to everything else to be worried about on old rowhomes homes.

Dogs and cats pee on laminate, hot-water humidifiers leak on it, kids start wet-mopping it when they spill something on it that they don't want Mommy to see, tenants turn off the heat when they go somewhere no matter what you write into the lease, and the stuff swells at the joints.
